Any Recommendations On How To Combat Vague Traffic Studies
On November 7th, residents in my community are speaking in opposition to a logistics warehouse development proposal on one of our busy thoroughfares. The preliminary plan was passed but there was concern amongst one of the commissioners that the study did not account for different modes of transportation. Can anyone recommend a strategy to use during this upcoming session that might convince the commissioners to require a more substantive traffic study, and/or even deny the development? The developer is being very coy here. Thanks.

Your article on "problem with traffic studies" reads like a summary of our case as well (isolating scale, neglecting modes of transportation, etc.). The other main of our case that we are fighting is blatant conflict between Master Plan and zoning, and an unwillingness to resolve the conflict. The Planning Department stated "the District Council's decision to zone the property I-1 either reflects that events have occurred to render the relevant recommendations within the master plan no longer appropriate, or is evidence that the District Council has not impose the recommended zoning. As a result conformance to the master plan land use pattern is not required." We found that to be an apathetic analysis of the situation and asked for a delay to give the District Council an opportunity to resolve the issue. The Planning Board did not grant us that opportunity, and thus set a dangerous precedent moving forward. We are hoping to find experts in the field that will support us with at least written statements.
